Margaret T. Ling, Esq.
Margaret T. Ling has been a real estate attorney since 1986. Her real estate experience commenced with a private real estate practice for almost a decade. Prior to practicing as a real estate attorney, Ms. Ling was a Law Clerk for Chief Judge Constance Baker Motley of the United States District Court –Southern District of New York. Following her clerkship, she focused on the area of immigration law before transitioning into real estate law.
Currently, Ms. Ling is the Senior Underwriting Counsel at MacGregor Abstract with offices in Long Island. For the past twenty years, she has been in-house counsel in the title insurance industry working in First Nationwide Title Insurance Company, Skyline TRG Title Agency, Summit Associates LLC, Liberty Title Agency LLC, Couch Braunsdorf Insurance Group, Landstar Title Agency Inc., Intracoastal Abstract Co. Inc., and Titleserv Inc. At these firms, she was responsible for all legal title underwriting, reading, clearing and processing of all title files for closing. She coordinated all title underwriting requirements with the Agent’s respective Title Underwriters and also addressed all post-closing escrow and policy matters. Ms. Ling also held positions at major New York title underwriters including Stewart Title Insurance Company and Ticor Title Insurance Company- The Fidelity Title Group. She provided underwriting and legal support for over 300 New York State Title Agents and Direct Operations.
She is active in many associations including serving as Co-Chairperson of both the Real Estate and Asia Practice Committees of the Asian American Bar Association of New York. She is also a member of the National Asian Pacific Bar Association, the New York State Bar Association, the Queens Asian Bar Association, the Korean Lawyers Association of Greater New York and the Asian Pacific American Lawyer’s Association of New Jersey. She is a member of the Board of Directors for Asian Real Estate Professional Association, Asian Columbia Alumni Association, and New York Law School Alumnae Association. She was awarded the “Most Valuable Player Award” in 2013 for outstanding dedication and service to AABANY and the New York Law School Award in 2010 for Distinguished Service in Diversity and Progress.
Ms. Ling is also a member of the United States Golf Association and the New Jersey PGA Golf Foundation. Since 2012, she has been on the Pro Am Team for the LPGA Shoprite Acer Classic.
Ms. Ling received her Bachelor of Arts degree in History, Cum Laude and Dean’s List from Barnard College – Columbia University and her Juris Doctor degree from New York Law School. She is admitted to practice law in the State of New York, Appellate Division, and Second Department.
Jason A. Ganfer, Esq.
Mr. Ganfer has extensive experience with title insurance coverage disputes and claims resolution. Prior to joining the firm, he was counsel at a national title insurance company handling major claims seeking indemnification for potential losses totaling more than $100,000,000. These matters involve everything from recording issues and boundary disputes to foreign transactions and complex fraudulent schemes. Applying his first-hand industry knowledge, Mr. Ganfer offers clients insightful counsel and unique approaches.
In his transactional work, Mr. Ganfer represents individuals and companies in buying, selling, and leasing residential and commercial property. He prepares offering plans for cooperatives and condominiums and facilitates the sale of groups of units or unsold shares. On behalf of developers, Mr. Ganfer facilitates the acquisition and financing of blocks of cooperative and condominium units.
Michael J. Garibaldi, CPA/ABV
Michael J. Garibaldi is President and Chief Executive Officer of Israeloff, Trattner & Co., CPAs, one of the region’s leading certified public accounting, financial and management consulting firms. As the officer in charge of the Firm’s Law Firm Services, Forensic Accounting, Litigation Support and Business Valuation Groups, he has extensive experience in many facets of the industry, from firm governance and profitability issues through financial analysis and expert witness testimony. He brings an in-depth understanding of the business and technical aspects of accounting, finance and valuation that is required in many cases. A noted speaker and author, Michael and his firm run a series of Law Firm Partner roundtables in New York City as well as Long Island, which focus on the many issues affecting a legal practice. As an instructor of the AICPA Certificate of Educational Achievement Program in Business Valuation, Michael teaches this specialty to other professionals.
Tammy R. Lawlor, Esq.
Tammy R. Lawlor, Esq. is a Partner at the Law Firm of Miller & Milone, P.C. located in Garden City, New York. Miller & Milone, P.C. is a full service law firm, practicing in Elder Law, Health Law, Estates and Trusts. Ms. Lawlor is a graduate of the Hofstra University School of Law and was admitted to the New York State Bar in 1997. She also holds a Masters of Business Administration, specializing in Finance. She has practiced with Miller & Milone, P.C. since 1997 and her practice focuses primarily on Guardianships. Ms. Lawlor has handled hundreds of Guardianships throughout the state of New York. She is appointed by the Court as Court Evaluator, Court Appointed Counsel, Counsel to Guardian, Temporary Guardian and Guardian for the Person and Property by the Courts in multiple counties. In addition, she assists clients to engage in Medicaid planning, and has filed countless Medicaid applications.
She represents numerous hospitals, assisted living facilities and skilled nursing facilities in the New York Metropolitan area. She assists these institutions with their admissions policies and procedures, discharge issues, as well as their insurance and Medicaid issues. She also reaches out to those patients in their facilities that require assistance with advance directives, Medicaid planning and discusses the possibility of the appointment of a Guardian in the event they do not have anyone with legal authority to act on their behalf.
She is the Chair Elect for the New York State Bar Association Elder Law and Special Needs Section. She is a member of the National Academy of Elder Law Attorneys and Past President of NY NAELA. In addition, she is a member of the Nassau County Bar Association Elder Law Committee and the New York City Committee on Legal Problems - Issues of the Aging. She is also on the Hofstra School of Health Sciences Dean’s Advisory Board.
Ms. Lawlor has been a frequent speaker at engagements for fellow attorneys involving programs sponsored by local bar association, the New York State Bar Association, the various local bar associations, and the National Business Institute. She also presents regularly on a variety of topics to patients and clients at hospitals, assisted living facilities and skilled nursing facilities.
Tsui H. Yee, Esq.,
Tsui H. Yee is the founder of Law Offices of Tsui H. Yee P.C., and has been practicing immigration law since 1999. She represents clients in family and employment-based petitions and applications; removal (deportation) defense; asylum; and other immigration matters.
Ms. Yee graduated from the University of California at Los Angeles School of Law and received her Bachelor of Arts degree in Political Science from Tufts University. She is admitted to practice law in the State of New York; the Second Circuit Court of Appeals; and the U.S. District Courts for the Southern and Eastern Districts of New York.
Every year since 2016, Ms. Yee has been named a Super Lawyer in the field of immigration law, a designation that is bestowed on less than 5% of attorneys. In August 2024, Tsui was named to Forbes’ Best Immigration Lawyers, New York City. She was also one of the outstanding 50 Asian Americans in Business by the Asian American Business Development Corporation in 2016. In 2012, Ms. Yee received the Dena Coye Outstanding Woman Entrepreneurship Award from the National Minority Business Council, Inc. She is a member of the American Immigration Lawyers Association, the National Immigration Project of the National Lawyers Guild, and the Asian American Bar Association Of New York.
Tsui has organized and presented at numerous continuing legal education seminars regarding various aspects of immigration and nationality law as well as law firm practice management. She formerly served as Co-Chair of the Immigration and Nationality Law Committee of the Asian American Bar Association of New York and Co-Chair of the Solo and Small Firm Practice Committee of the New York County Lawyers Association.
Prior to forming Law Offices of Tsui H. Yee P.C. in 2017, Ms. Yee was a founding partner of Guerrero Yee LLP and Yee & Durkin, LLP immigration law firms. A proud native New Yorker, Ms. Yee was born in Manhattan and raised in Little Italy and graduated from Stuyvesant High School, one of the most selective public high schools in New York City, New York State, and the United States.
